What ‘defects’ are covered by the 2 year Francis Jackson Homes Warranty?

Under the terms and conditions of the Defect Insurance Period we are bound to investigate all issues you consider to be a defect on your new home.  That does not necessarily mean that all matters will be rectified as allowances are made for construction tolerances and material ‘shrinkage’ associated with the drying out process of your new home.  The site Project Manager will be able to confirm which defects will be attended to on your 7 day post handover inspection.  As a rule these defects are associated with faulty materials or workmanship.

Our Warranty will not cover the following:

·       Problems with any materials or appliances you may have added to the property,

·       Damage caused by storms, accidental damage, lack of maintenance to the property or appliances,

·       Blockages caused by inappropriate disposal of waste materials,

·       Cosmetic defects such as chips, marks and scratches to decoration and fixtures and fittings not brought to our attention at the 7 day post handover inspection,

·       ‘Shrinkage’ cracks of less than 4mm. 

What is considered to be an emergency defect?

·       Loss of power or water service not related to utility company maintenance or local network emergency,

·       Water leaks from internal pipework,

·       Complete failure of heating/hot water system,

·       Failure of door locking mechanisms or risks to security.

Before contacting us, please ensure the defect has not been caused by incorrectly setting thermostats or timers or by any shut off device set by the user. Full instructions are supplied to you at handover.

What is considered to be a non-emergency defect?

Examples of defects that shoud be raised after 6 months of occupation via the Clixifix online portal:

·       Nail pops and shrinkage cracks in excess of 4mm

·       Shrinkage to mastic pointing

·       Any doors that may require easing.

Do I need to register the white goods and heat pump or boiler in my new home?

The kitchen appliances are covered under the manufacturers two-year warranty, please promptly register the appliances directly with the manufacturer to benefit from this.

Heat pumps and boilers will also require registration with the manufacturer.  These appliances will require an annual service by a suitably qualified engineer.  Registration and regular service will ensure that any extended warranty on parts are covered.

Alarms will require an annual service by a suitably qualified engineer.

How is the Warranty affected by alterations to the property?

Any alteration or extension made to your home following legal completion may adversely affect all or part of your Warranty cover.  In many cases there are restrictive covenants that require approval for works to be undertaken.  If you have any plans to carry out works please contact our office and the detail can be reviewed and advice given.

What happens with the Warranty if there is a change of ownership?

The Warranty is not affected if you sell or let your home.  The Warranty and customer service procedure covers the property not the individual purchaser.
